Terms and Conditions

Eligibility: To lease an RV site on an annual basis, you must be at least 21 years old and hold a valid driver’s license.

Guest Limits: Each site accommodates up to 8 named guests. Additional visitor passes are available upon request.

RV Age and Condition: For annual leases, RVs must be 10 years old or less. All RVs, motorhomes, and travel trailers must be in good working order and appearance. Management reserves the right to refuse access to any vehicle deemed unacceptable.

Tent Camping: Tent camping is not allowed on the property.

Parking: Park only in designated areas. Unauthorized parking on grass or in unreserved sites will incur additional charges. All wheeled vehicles must stay on roads or parking pads unless otherwise indicated.

Motorized Vehicles: Each site may have one golf cart or ATV/UTV, subject to management approval. Motorized vehicles must adhere to speed limits and road rules. Non-compliance may result in the loss of motorized vehicle privileges.

Check-In Time: 12 PM. Plan your arrival accordingly.

Check-Out Time: 12 PM. Prompt departure is required to accommodate incoming guests. Late check-out may be available upon request, subject to additional fees.

Quiet Hours: 11 PM to 7 AM. During this time, excessive noise, including loud radios, televisions, and musical instruments, is prohibited. Generators are also not allowed during quiet hours.

Cancellations:

14+ Days Before Check-In: Full refund minus a $20 cancellation fee.

7-13 Days Before Check-In: 50% refund minus a $20 cancellation fee.

Less Than 7 Days Before Check-In: No refund.

Eviction: No refunds will be issued to guests evicted due to rule violations.

Payment: Full payment is required prior to accessing your site.

Site Cleanliness: Maintain a neat and clean site throughout your stay. Dispose of all trash in designated receptacles and avoid leaving trash out overnight.

Waste Disposal: Wastewater must be disposed of in the Resort’s designated collection system.

Charcoal Grills: Unattended charcoal grills are not allowed.

Fishing: Fish cleaning is permitted only in designated areas. Clean up thoroughly after use.

Prohibitions: No removal of plants, animals, rocks, or timber. Glass is not allowed in public areas. Pools, water toys, clotheslines, and tarps are prohibited. Permanent structures require prior approval from Resort management.

Compliance: Adhere to all state, county, and local laws.

Liability: Tenants and guests are responsible for damages or injuries caused by themselves, children, guests, or pets. The Resort is not liable for accidents, injuries, or loss of property.

Wildlife: As the Resort is located in a wildlife habitat, pets and children should be supervised at all times.

Behavior: Excessive alcohol use, public drunkenness, profanity, loud behavior, and illegal drug use are strictly prohibited. Violations will result in immediate eviction.

Fire Safety: Open fires are not allowed. Fire pits must be contained within approved structures. Burning of trash and large fires is prohibited.

Alcohol and Tobacco: Consumption of alcohol, tobacco, and legal marijuana is restricted to private areas. Dispose of cigarette butts properly. Consumption of alcohol is restricted to guests aged 21 and over.

Registration: All pets must be registered at check-in.

Vaccinations: Proof of pet vaccinations must be carried on the property.

Leashing: Pets must be on a leash no longer than 10 feet and under control at all times. Maximum of 3 dogs per site. Aggressive dogs are not allowed.

Unattended Pets: Pets must not be left unattended.

Arrival: Our driveway off Ivy Bend Road is a well-maintained gravel path with a notable drop in elevation. Use first gear for a safe descent.

Check-In: Complete your check-in online. Accept our Terms and Conditions via the booking site and use the campground map to locate your site.

Supplies: Ice, firewood, and RV supplies are available at the shop. For assistance, ring the doorbell near the ice machine.
